How Much House Cleaning Costs in Vancouver (2026 Guide)

A bi-weekly clean of a three-bedroom Vancouver home typically costs $150 to $280 per visit before GST. A one-bedroom condo downtown or in Yaletown often lands closer to $100 to $160, while a large older house in Kerrisdale or Dunbar can run past $300. First visits and move-out cleans are priced separately because they take two to three times as long as a regular maintenance visit.

The rest of this guide breaks those numbers down by home type and frequency, and covers the Vancouver details that change a quote: strata access, basement suites, parking, and the long rainy season.

Typical price ranges in Vancouver

These are typical ranges for a three-bedroom, two-bathroom home in decent shape, in Canadian dollars and before tax. They are not quotes.

  • Weekly visit: about $120 to $210
  • Bi-weekly visit: about $150 to $280
  • Monthly visit: about $200 to $360
  • First-visit or one-time deep clean: about $350 to $700
  • Move-in or move-out clean, empty home: about $400 to $800
  • One-bedroom condo, bi-weekly: about $100 to $160

Weekly costs less per visit than monthly because there is less to undo each time. Over a full month, though, weekly is the bigger bill: four visits at $150 is $600, while two bi-weekly visits at $200 is $400.

Hourly pricing also shows up in Vancouver, especially with smaller outfits. Rates for a single cleaner commonly sit around $40 to $65 an hour, with a two or three hour minimum. Flat per-visit pricing is easier to budget because a slow day does not show up on your invoice.

Condo, townhouse or detached: how home type changes the number

Downtown and West End condos. Smaller footprints, usually one bathroom or two, and hard floors throughout. These are quick to clean, so the price per visit is low. The time sink is getting in: concierge sign-in, elevator waits, and a fob that has to be left somewhere the cleaner can use it.

Townhouses in Burnaby, Richmond and the North Shore. Three floors is common, which means stairs, more than one bathroom, and a cleaner carrying equipment up and down. A 1,500 sq ft townhouse can take longer than a 1,800 sq ft rancher for that reason alone.

Older detached homes in East Van, Kitsilano and the west side. Vancouver Specials, character houses and renovated Craftsmans tend to have more rooms, original wood floors that need gentler products, and plenty of trim and window sills that collect dust. Many also have a basement suite.

Basement suites and laneway homes. If a suite or laneway house is part of the job, it is quoted as its own unit with its own kitchen and bathroom. Tell the company up front whether the suite is occupied and whether it should be on every visit or only some.

Things that push a Vancouver quote up or down

Condition at the start. A home cleaned two weeks ago is a maintenance visit. A home that has gone two months without a proper clean needs a deep clean first, then drops to the regular rate once it is at a baseline.

Pets. Dog hair and paw prints add vacuuming and mopping time. Budget an extra $10 to $40 per visit for one or two shedding pets.

Rainy season. From about October to April, entries, mudrooms and hardwood near the back door take a beating. Wet dogs, boots and umbrella drips mean more mopping, and condensation on single-pane or older windows leaves black mildew spots on sills and tracks. Wiping those down is often on the checklist at no extra cost, but heavy mildew in window tracks may be quoted as an add-on.

Parking and access. Permit-only streets in Kitsilano or Mount Pleasant, pay parking downtown, and strata buildings with no visitor stalls can add a small parking charge or require you to provide a spot or a pass. Ask about this before booking, not on the first morning.

Products. Standard supplies are normally included. Fragrance-free, pet-safe or specific brands you prefer are easy to accommodate, and only occasionally add a few dollars if they are bought just for your home.

Add-ons. Inside the oven, inside the fridge, interior windows, blinds, baseboard scrubbing, wall spot-cleaning and laundry are usually priced per item. Make sure each one appears on the quote as its own line.

GST and other tax questions

A cleaning company registered for GST charges 5 percent on residential cleaning in British Columbia. BC's provincial sales tax does not generally apply to house cleaning labour, so most Vancouver invoices show the service price plus 5 percent GST and nothing else. Very small independent cleaners earning under $30,000 a year are not required to register for GST, which is one reason their prices can look lower on paper.

If you work from home and claim a home office, part of your cleaning cost may be deductible as a home office expense. Rules vary by employment status, so check with whoever prepares your return before counting on it.

How to compare quotes side by side

Prices only compare fairly when the quotes describe the same work. Ask each company for:

  • A written room-by-room checklist, showing what is done every visit and what rotates (baseboards, inside the microwave, ceiling fans).
  • The price per visit with GST shown separately, plus the price for the first deep clean if one is required.
  • The rescheduling and lockout policy. How much notice is needed to move a visit, and what happens if the cleaner arrives and cannot get in.
  • Whether the same cleaner comes each time. A regular cleaner learns your home, your preferences and which rooms to skip, and visits get faster as a result.

Frequently asked questions

How much should I pay for a cleaner in Vancouver for 3 hours?

At typical hourly rates of $40 to $65 for one cleaner, three hours usually costs $120 to $195 before GST. Three hours is enough for a maintenance visit in a two or three-bedroom home in good shape, but not for a deep clean of the same space. A flat per-visit price is often a better deal once the home is on a regular schedule.

Is a deep clean required before recurring visits start?

Most companies ask for one if the home has not been professionally cleaned in the last few weeks. The first visit resets baseboards, built-up soap scum, kitchen grease and dust on high surfaces, so later visits can stay short. If your home is already in good shape, ask whether a regular visit can be used as the starting point instead.

Do Vancouver house cleaners bring their own supplies?

Yes, most bring their own products, cloths, mops and a vacuum, and the cost is built into the per-visit price. If you would rather they use your vacuum or a specific product, say so on the quote request. Some strata buildings limit equipment in the elevator, so it helps to mention your building type.

How far ahead do I need to book a cleaner in Vancouver?

For a recurring spot, one to two weeks is usually enough. Move-out cleans at the end of the month and pre-holiday deep cleans in December fill up faster, so book those three to four weeks ahead if your date is fixed.
